Miami Gardens is FPL territory, with 1:1 net metering and a $30 minimum bill, inside Miami-Dade’s High Velocity Hurricane Zone. What sets it apart is that the city publishes in detail what it requires for a solar permit, including a notice about your roof warranty that you have to sign before a notary. Here are the sourced numbers and those requirements, one by one.
Which utility serves Miami Gardens, and how does net metering work?
FPL. Miami Gardens is inside FPL’s Miami-Dade territory and FPL’s rules apply: each kWh your panels export is credited at the same value as one you buy (1:1), one month’s surplus rolls to the next, and with the December meter read FPL credits what is left on your bill, calculated at its average cost of generation (the COG-1 rate). That credit is worth far less than the full rate, so it pays to design for your usage, not to “sell” energy.
Two limits: the system must be estimated below 115% of your annual consumption, and the bill never drops below the $30 minimum bill plus taxes. Details in FPL: rates and net metering and the mechanics in net metering in Florida.
How much does a solar system cost in Miami Gardens in 2026?
There is no public, verifiable price per watt for Miami Gardens alone, and we will not invent one. As a cash-purchase reference we use ~$2.71/W (Florida quote reference (Oct. 2026)). For the other payment types, the reference is national: Berkeley Lab’s annual report (Tracking the Sun), with the median for residential systems installed in 2025:
| Payment type | $/W before incentives | 8.5 kW system (our math) |
|---|---|---|
| Cash (Florida quote reference (Oct. 2026)) | ~$2.71/W | ≈$23,035 |
| All host-owned systems (U.S. national median, 2025) | $3.60/W | ≈$30,600 |
| Loan (U.S. national median, 2025) | $4.50/W | ≈$38,250 |
The host-owned and loan figures are national, not Florida’s or Miami Gardens’. In Berkeley Lab’s data, the gap between cash and loan is partly explained by loan fees rolled into the up-front price, and it does not include interest. With a loan, always look at the total cost, not just the monthly payment: we explain it in solar loan explained. The HVHZ permit, engineering and roof condition can move your price. How it is built: solar panel cost in Florida 2026.
Heads up: the 30% federal credit for buyers (Section 25D) ended for systems placed in service after December 31, 2025. A price “after the credit” in 2026 only applies to a lease/PPA (Section 48E), and that credit goes to the third party, not to you. Confirm with your tax preparer.
How much does a panel produce in Miami Gardens?
According to PVWatts, the calculator from the national lab NREL, a Miami Gardens system with panels tilted 20° to the south and 14% losses receives an average of 5.60 kWh/m² of solar radiation per day and produces on the order of 1,560 kWh a year for every kW installed. It is a model based on a typical weather year: your roof’s actual orientation and tree shade change the number, and the final design uses month-by-month data.
What is the typical bill, and what size system do you need?
There is no public, verifiable average bill for Miami Gardens alone. As a reference, the average Florida household used 1,104 kWh a month and paid $156.09 in 2024, according to EIA, and the state’s average residential price was 15.03¢/kWh in July 2026.
An example with those numbers, only as an order of magnitude: 1,104 kWh a month is about 13,250 kWh a year; divided by PVWatts’ ≈1,560 kWh per kW, you get about 8.5 kW. Miami Gardens averages 3.19 people per household, according to the Census; more people usually means more usage and a bigger system. Before buying more panels, check whether an old air conditioner or an uninsulated attic is driving up your bill. How to read it: how to read your FPL bill.
The Miami Gardens solar permit, document by document
The city publishes its list. According to Miami Gardens’ Solar Panel / Voltaic Permit Checklist and its requirements guide, the contractor must submit:
- Two applications, one building and one electrical, plus an additional one if the electrical service is upgraded.
- A Homeowners Association Affidavit of Awareness.
- A special inspector form for attachments and waterproofing.
- Drawings signed and sealed by an engineer, with wind calculations and the product NOAs.
- The roof warranty notice signed by you.
- A Notice of Commencement recorded before the first inspection if the job exceeds $5,000.
The warranty notice deserves attention: it states that if your roof is under warranty, penetrating it without the consent of the warranty holder may void it, and that the roofer may coordinate the penetrations with the solar installer to preserve it. You sign it before a notary. Read it beforehand, not on signing day.
Roof and hurricanes in Miami Gardens
Miami-Dade is a High Velocity Hurricane Zone. The Florida Building Code (Section 1620.2) sets a 175 mph design wind for homes in Miami-Dade. That is why the city asks for wind pressure calculations, rail span tables and the truss attachment detail. If the roof is more than 15-20 years old or has already leaked, the right order is roof first: removing and reinstalling panels later costs money. Taxes and HOAs
Florida Statute 193.624 provides that, on residential property, the value a renewable energy device adds to your home is not considered when calculating property tax, and Statute 212.08(7)(hh) exempts solar energy systems and their components from sales tax. If you have an HOA, Statute 163.04 prevents it from banning solar collectors; it can require architectural approval and weigh in on placement without reducing output. Who lives in Miami Gardens
According to the Census, Miami Gardens has 113,579 residents (July 2025 estimate); 60.3% are Black or African American and 36.3% Hispanic or Latino. 64.4% of occupied homes are owner-occupied, with a median value of $378,500 (ACS 2020-2024). Solar is decided in owned homes: if you rent, the conversation is with the owner.
When solar does NOT make sense in Miami Gardens
- Bill under $100: the $30 minimum bill plus taxes leaves little margin.
- An old or leaking roof, or a warranty whose roofer will not coordinate.
- Shade from large trees on the south face of the roof.
- A move within 1-2 years on long financing.
What to check before deciding
- Your 12 FPL bills, with the 13-month chart.
- Your roof warranty, before signing the city’s notice.
- That the quote shows $/W and includes the HVHZ permit, engineering and the special inspector.
- That the system stays below 115% of your annual consumption.
- That the savings projection subtracts the $30 minimum bill and taxes.
